Homebuyer Education

How much money do you need to buy a home? What does your credit need to look like? What does your income need to be to qualify for a mortgage? How do you make an offer to buy the home? What kind of home inspections are required? What's the difference between a listing and a selling broker?

If these are some of the questions you have then our Homebuyer Education course is just what you need.  We are a certified educator with HUD and the Maine hoMEworks program.

Family Development Account (FDA's)

One of the most difficult things for many families is saving to purchase a home.  There are many 100% financing programs out there but there are the closing costs, appraisal and inspection fees. There's the deposit that needs to be made on the home once you get your offer accepted.  The FDA is a program that will provide matching funds to those who commit and stay with a specific savings program.  Once the total amount is reached in the funds the money can be used to purchase a home, start a business or pay for education.

Pre Purchase Counseling

Purchasing a home may require you address some issues before you're ready to obtain a mortgage. Past due debts and excess debts may prevent you form buying a home today, don't give up. Credit can be repaired and debts can be paid down.  We can help you design a plan to attack these problems and turn your credit around.  If you need help establishing a plan for savings we can help with that as well.  You might find that your current income will only allow you to borrow a limited mortgage amount.  We can show you where you income needs to be to get you into a home in the area you want to live. We are here to talk with you and help work through these and other issues.

Post Purchase Counseling

If you currently own a home and are behind on you mortgage or other debts we want to work with you to try to help you avoid losing your home. Not sure if the loan you are getting through another lender is such a good deal? We can review the loan terms to help you determine if this is the right loan for you.  Have you closed on a loan that has a rate and payment adjustment due? What are your options?  These are the types of questions we are asked every day. Call us, we're here to help.
